CHIEF OF MAINTENANCE
REPORTING RELATIONSHIP: Reports to General Manager
RESPONSIBILITIES AND DUTIES:
The position is responsible for the quality repair and maintenance of all buildings, utilities and equipment and involves the planning, execution and follow up for all Engineering department projects and day to day operations. This position requires not only all around exceptional technical skills but proven administrative abilities and the maturity, appearance and attitude to be recognized and respected as a member of the senior management team on property.
1. Responsible for supervising all Maintenance personnel including preparation, review and adjustment of schedules on a daily basis to ensure that work flow is accomplished timely in accordance with budgetary, quality, and safety standards.
2. Interface with the National Park Service Maintenance Division Chief, his delegates and the NPS Concession Specialist as needed to insure good working relationships, project coordination and adherence to NPS policy and procedures.
3. Assist with the training and development of all Maintenance department personnel.
3. Ensure and enforce that OSHA safety procedures are adhered to in all areas and that ongoing safety training is conducted.
4. Adhere to and enforce all risk management, safety, environmental, and Company policies and procedures in coordination with Risk Manager.
5. Recommend and prepare summary overviews for Capital expenditure projects involving competitive bid procurement, negotiation and responsible fiscal project management. Maintain good communication with corporate project coordinator and timely process all company required administrative paperwork.
6. Insure prudent fiscal management within the approved annual budget of the maintenance department and assist the Controller and General Manager in preparation of that budget.
7. Direct and assist with inventory and purchase of material, parts and equipment necessary for repairs and maintenance within company budget and guidelines.
8. Oversee and assist with the supervision of new construction, remodeling, and installation of new equipment using outside contractors or own crew as required.
9. Implement and manage company maintenance software programs including project control and work order features as well as a preventive maintenance program.
10. Ensure that all work is accomplished so as to maximize guest satisfaction.
11. Assist in implementation and maintenance of environmental standards including mutual oversight of recycling program. Insuring adherence to corporate environmental policies and procedures. Pro-active participation in at least one major environmental initiative annually.
12. Perform all other duties as assigned including being scheduled as Manager on Duty/Call with other senior managers. |

| Qualifications: |
SKILLS & KNOWLEDGE:
1. Minimum of ten years maintenance experience with ability to supervise all Maintenance trades (Electric, HVAC, plumbing, carpentry, masonry, etc.)
2. Previous supervisory/management experience required.
3. Proficient computer skills with working knowledge of all common Microsoft software programs. Ability to understand and/or learn and operate electronic monitoring systems.
4. Demonstrated ability to communicate effectively with employees, peers, contractors, NPS and guests.
5. Physical stamina and condition to withstand heavy labor related work in an outside environment.
6. Current Driver's License and clean driving record.
7. Physical ability to include: a. Ability to lift and carry 50 lbs. b. Ability to climb and work from a ladder up to 40 feet from ground level |
